When landowners choose to sell their property – or join us as partners in the development process – we turn underutilized land into homes and communities.

  

It all starts with Land  

Landholders sell their land for many reasons – retirement, inheritance, relocation – and when they are ready to sell, they call us.  

It is our job to maximize the potential of a piece of property, whether it be a farm, a field, or a parcel for redevelopment. Sometimes, according to the principles of smart growth, maximization means a large tract of land becomes a residential community. And sometimes it means that a family homestead becomes county-owned parkland or open space.

Either way, once we put the land under contract, that’s when the hard work begins. We hire a local civil engineer, biologist, geo-testing firm, surveyor, and land use attorney. We invest the dollars and time necessary to determine what – if anything – should be built on the property.  

Once we determine the best use for the land, we get busy designing the infrastructure: the sewer, water, utilities, and road network that will transform dirt into a community. We lay out the building lots, we preserve any streams and wetlands, and we dedicate open spaces for our families to enjoy.

We start with the land, looking for cues from it about what opportunities it can offer — natural water features, obvious green spaces to protect and enhance, logical layouts for intelligent, people-friendly communities. Then we grab our pens and begin dreaming of how we can plan communities that speak to people and serve them well through all phases of life.

Concept Plan for Lansdowne Commons

With this community of 44 townhomes, designed for an urban infill site in a long-established community, we wanted to provide area residents the opportunity to stay in the neighborhood where they grew up, but be able to own a brand new home. The plan gives residents a sense of arrival with its tree-lined entrance, and it provides privacy and attractive views with plenty of green space, foliage, and the ability to incorporate the mature trees that already existed on the vacant site.

When we asked buyers what they wanted in their next home, empty nesters were quick to say they wanted the convenience of a zero-maintenance townhouse, combined with an open floor plan, attractive finishes, and, most important, main-level living. So we created the villa at McDaniel Orchards. A generous layout complimented with Arts and Crafts architecture gives our spacious villa a unique flair -- and guest rooms upstairs for when the grandchildren visit!

Enhanced with walking trails and plenty of open space, Strawbridge Commons takes its design cues from nature, featuring an extraordinary 16,000 SF community garden, which provides the neighborhood’s attractive southern vista. Views to the west are equally green and expansive, with luxury townhomes looking out over the newly-built Gough Park. With our landscape design, we drew from local vegetation specimens, and selected interesting and attractive foliage for our state-of-the-art bioretention ponds.
